Money Pit "Home Inspections"
Home Inspectors are not licensed, certified or accountable to any NY State Licensing agency. They can be sued it seems up to the amount you pay them for the inspection report only. ($ 200-$ 500)
The following are items my Home Inspector missed:
1) Rotting front porch columns
2) The lack of cold air returns on my furnace
3) A covered up foundation problem that was at eye level in the back of
the house covered up with a board, and foam insulation coming out one side.
4) Missing roof shingles on the front porch roof that allowed rain and
water to infiltrate the interior structure of the porch, causing rot and water
damage
5) The foundation supports for the front porch collapsing
6) The poured slab in the back of the house sends water
- INTO the house - Drainage 101 "Away from the house"
7) 1600 sq ' Uninsulated walls
8) Did not inspect the foundation because of snow and did not get disclosure
from the seller. Doesn't it make sense to have the owner sign on items
that are uninspectable at the time? Should a Home Inspector be required to come
back at a later date if certain items can not be checked visably....shouldn't
something more be done in regards to Home Inspectors accountability and
protection of the purchaser that has hired them to provide a very valuable
service?

The new NY State law states the following: A seller must provide the buyer with a "disclosure" at closing. "IF" the seller fails to do so then the price of the home is automatically reduced by a whopping $ 500.00 This is a laughable law!
Shouldn't a disclosure be provided prior to an offering? Come on NY get with the program. Make some laws that has some teeth to it! How about if the homebuyer runs into "hidden" obvious coverups, structural problems, etc. within 2 years of the sale of the house the previous seller must pay the bill. This sounds good to me since I overpaid for my home = + to the amount it is going to cost me to "repair" a structural defect in my home.
The Law should state the following: The seller must provide the buyer with a "Disclosure Statement".
Buyer Beware - kick the posts - move the crock on the front porch - or for that matter the mat at the back door.
Attention Home Sellers - When moving out of a home, in keeping with good Feng Shui it is important to leave the property as you would wish to find it. This will promote good karma.
